Permitted development rights
You can sometimes carry out certain types of work without needing to submit a planning application. These are called permitted development rights.
This could include:
- extensions
- porches
- roof alterations
- paving, patios, driveways, decking and raised platforms
Permitted development rights which apply to many common projects for houses do not apply to flats, maisonettes or other buildings.

Removal of permitted development rights
You will need to check if permitted development rights have been removed from your property. You can view the planning history for all applications submitted since April 2005 on the planning register.
